Finland has banned Russians from buying real estate. And it's great

The Finnish parliament has unanimously banned Russians from buying property in the country. The reason is national security. In Helsinki, they say directly: Russian cottages can be not just cottages, but elements of enemy infrastructure.

Defence Minister Antti Häkkinen said that this is not just a law, but a "signal" that Finland is not a place for destabilisation through chalets and baths. The Ministry of Defence is already preparing a list of other countries whose citizens can also be banned from real estate if their country is "waging a war of aggression".

But that's not all. The next step is to clean up the enemy's already acquired real estate. So, if you are a Russian businessman and think that your house in Finland is forever, Finnish lawmakers have two pieces of news for you. And both are bad news.

Now let's talk a little about the consequences of Finland's decision to ban the purchase of real estate by Russian citizens

For many years, Russia has been actively buying up property in Finland's border areas - and not just for summer holidays. Some of the properties were suspected of being used for surveillance, logistics, and preparation for hybrid operations. Now this soft power is blocked.

Finland's decision is a signal that European democracies are ready to consider real estate as a hybrid threat. Such an example may inspire Estonia, Latvia, Poland, the Czech Republic, and even Austria and Germany to reconsider their approaches to the property of citizens of aggressor states.

Interestingly, the Finnish government is already preparing a separate mechanism to intervene in the situation with the real estate that Russians have already bought. Most likely, it will involve a state buyout, freezing of property rights, and a ban on resale or use.

Russians who have invested in real estate in Finland risk losing access to their properties or being forced to sell them at a serious loss.

Massive real estate purchases used to allow Russia to have "quiet assets" near infrastructure, military bases, or border crossings. This channel is now blocked.

Finland is explicitly saying, not hinting, that a country waging a war of aggression is a threat, and will not benefit from open Western markets. This deepens Russia's international isolation, which is not a bad thing.

The markets in the regions of South Karelia, Kainuu, and North Karelia will be without Russians - before the invasion of 2022, Russians were actively buying dachas, land plots, and cottages, especially near the border, near lakes, and in sparsely populated areas. Some of these properties were suspected of being "dual-use" (real estate under the guise of private housing could actually be a hidden storage facility for equipment (radios, drones, listening equipment), a base for agents, a place to store logistics resources).

The ban is expected to reduce demand for real estate in Finland, as Russians used to buy not only housing, but also business and leisure facilities. Some properties may even be audited, as the Ministry of Defence will have more leverage for inspections and use restrictions.

Russians who have already purchased property are at risk of losing their property rights - the government is working on a law that will allow freezing or even alienating "suspicious" property. Accordingly, the resale price of such properties will fall, as there is no guarantee of transaction recognition, foreign buyers will fear legal problems, local demand in remote border areas is limited, and access to maintenance (utilities, repairs, visits) will also be difficult, with visa restrictions and risks of deportation.

The next logical step is to extend the ban to countries that are allies of Russia or those that pursue aggressive policies. Finland's Ministry of Defence has explicitly stated that a list of countries waging a war of aggression is being compiled.

Next in line are Belarus, as an accomplice in the aggression against Ukraine, Iran, which supplies drones to Russia, the DPRK, which supplies shells, and China (unlikely, but in the event of an escalation around Taiwan, everything may change)

Owners from Belarus run the risk of being banned even before they know it - the law allows them to act on the basis of a government decree without a long court process.

And while the topic of the "military and real estate threat" used to be taboo in the EU, as financial gain prevailed over security interests, Finland is now changing its approach: foreign ownership is not always neutral, sometimes it is a weapon in a private format. This could be a precedent for NATO. Relatively speaking, Latvia is already restricting access to border land; Estonia is checking suspicious objects; Poland is discussing the reverse seizure of strategic assets; Germany has already had a scandal with the purchase of old barracks near a military base by a company with Russian beneficiaries.There is no doubt that Russia will probably announce mirror restrictions, although it will look like a symbolic reaction rather than a real lever of influence (or someone believes that the Finns will run to sell off real estate in a conditional syzran)

And most importantly, Finland is not afraid of Moscow's reaction, but directly points to it as a hostile player with whom there should be no economic integration.

Фінляндія заборонила купувати росіянам нерухомість. І це чудово

Фінський парламент одностайно заборонив росіянам купувати нерухомість у країні. Причина — національна безпека. В Гельсінкі прямо кажуть: російські котеджі можуть бути не просто котеджами, а елементами ворожої інфраструктури.

Міністр оборони Антті Хяккянен заявив: це не просто закон, а “сигнал”, що Фінляндія — не місце для дестабілізації через шале і лазні. Міноборони вже готує список інших країн, громадяни яких теж можуть отримати “бан” на нерухомість, якщо їхня держава “веде загарбницьку війну”.

Але і це ще не все. Наступний крок — зачистка вже придбаної ворожої нерухомості. Тобто, якщо ти — російський бізнесмен і думаєш, що твій будиночок у Фінляндії — це назавжди, то фінські законотворці мають для тебе дві новини. І обидві — погані.

Тепер трохи про наслідки рішення Фінляндії про заборону на купівлю нерухомості громадянами росії

Багато років росія активно скуповувала нерухомість в прикордонних районах Фінляндії — і не лише для дачного відпочинку. Частину об’єктів спецслужби підозрювали в використанні для спостереження, логістики, а також або для підготовки до гібридних операцій. Тепер ця “мʼяка сила” заблокована.

Рішення Фінляндії — це сигнал того, що європейські демократії готові розглядати нерухомість як гібридну загрозу. Подібний приклад може надихнути Естонію, Латвію, Польщу, Чехію, навіть Австрію та Німеччину, переглянути підходи до власності громадян держав-агресорів.

Цікаво те, що уряд Фінляндії вже готує окремий механізм для втручання у ситуацію з тією нерухомістю, яку росіяни вже купили. Скоріше за все мова йде про викуп державою, замороження прав власності, заборону на перепродаж чи використання.

Росіяни ж, які інвестували в нерухомість в Фінляндії, ризикують втратити доступ до обʼєктів, або змушені будуть продавати їх з серйозними втратами.

Масова купівля нерухомості раніше дозволяла росії мати “тихі активи” поруч з об’єктами інфраструктури, військовими базами чи прикордонними пунктами. Цей канал тепер заблоковано.

Фінляндія прямо каже, а не натякає: країна, яка веде загарбницьку війну — це загроза, тому вона не отримає жодних переваг від відкритих західних ринків. Це поглиблює міжнародну ізоляцію рф, що теж непогано

Ринки в регіонах Південна Карелія, Кайнуу, Північна Карелія будуть без росіян - до вторгнення 2022 року росіяни активно купували дачі, земельні ділянки, котеджі — особливо поблизу кордону, поблизу озер, у малонаселених районах. Частина цих об’єктів перебувала в підозрі на “подвійне використання” (нерухомість під виглядом приватного житла насправді могла бути прихованим сховищем обладнання (рації, дрони, обладнання для прослуховування), пунктом базування агентури, місцем зберігання логістичних ресурсів)

Після заборони очікують зниження попиту на нерухомість в Фінляндії — росіяни купували не тільки житло, а й об’єкти під бізнес або відпочинкові комплекси. Можлива навіть ревізія деяких об’єктів — Міноборони отримає більше важелів для інспекцій і обмежень використання.

Росіяни, які вже придбали майно, опиняються під загрозою втрати права власності — уряд працює над законом, який дозволить заморожувати або навіть відчужувати “підозрілу” нерухомість. Відповідно, ціна перепродажу такої нерухомості впаде, бо немає гарантії визнання угоди, іноземні покупці боятимуться юридичних проблем, місцевий попит у віддалених прикордонних районах обмежений, а доступ до обслуговування (комуналка, ремонт, візити) також буде ускладнений — з візовими обмеженнями та ризиками депортації.

Наступний логічний крок - розширення заборони на країни-союзники рф або ті, що ведуть агресивну політику. Міноборони Фінляндії прямо заявило: формується список країн, які ведуть загарбницьку війну.

На черзі Білорусь, як співучасник агресії проти України, Іран, який постачає дрони рф, КНДР, яка постачає снаряди, Китай (малоймовірно, але у випадку ескалації навколо Тайваню все може змінитися)

Власники з Білорусі ризикують потрапити під заборону навіть раніше, ніж дізнаються про це — закон дозволяє діяти на підставі урядової постанови без довгого судового процесу.

І якщо раніше тема “військово-нерухомої загрози” в ЄС була табуйованою, бо фінансова вигода брала гору над безпековими інтересами, то тепер Фінляндія змінює підхід: іноземна власність — не завжди нейтральна, іноді вона — зброя у приватному форматі. Це може стати прецедентом для НАТО. Умовно кажучи, Латвія вже обмежує доступ до прикордонної землі; Естонія перевіряє підозрілі об’єкти; Польща дискутує про зворотне вилучення стратегічних активів; в Німеччині вже був скандал з купівлею старих казарм біля військової бази — компанією з російськими бенефіціарами.

Безперечно, що росія, ймовірно, оголосить відповідні дзеркальні обмеження — хоч це виглядатиме як символічна реакція, а не реальний важіль впливу (ну або хтось вірить шо фіни побіжать розпродувати нерухомість в умовній сизрані)

І найважливіше - Фінляндія не боїться реакції москви, а прямо вказує на неї як на ворожого гравця, з яким не має бути економічної інтеграції.

Ukrainian Shaolin and the first students from Denmark.

Preamble. I think everyone has already read the news that Denmark may become one of the first NATO countries to officially send its military to Ukraine, not only with equipment but also physically. And although it is not about taking part in combat, but only short training courses, the Kremlin is already hysterical and threatens to make Danish soldiers a "legitimate target".

The commander of the Danish Army, Major General Peter Boysen, confirmed that several groups of Danish soldiers are planned to be sent to Ukraine for intensive courses. The courses will last from one to two weeks and will cover new combat techniques, primarily the use of attack drones. Boysen is blunt: more than 70% of Russian casualties are the result of drone strikes, and Denmark wants to understand how it works from the inside.

The training will not take place on the front line, but in rear training centres. The Danish soldiers will not take part in combat and will be unarmed, but will be able to directly learn from the experience of the Ukrainian Armed Forces, which are now setting the pace for all European military thinking.

"We are not just training Ukraine. We are already learning from them," says Boysen. He adds: "Ukraine is not only a frontline, it is a centre of innovation that we need to integrate quickly."

As a result, Ukraine is not just an object of assistance, but an equal partner, a source of combat experience and new standards. The Danish military is already preparing for the arrival of hundreds of new drones, building trenches and shelters for tanks, and changing approaches to mobility and survival on the battlefield. And it is the Ukrainian experience that is the basis of this reform.

However, these statements have already caused panic in Moscow. The Russian Embassy in Copenhagen is screaming that such visits "deepen Denmark's involvement in the conflict" and "may have unpredictable consequences". The Russian ambassador openly called the training bases and locations of foreign military personnel "legitimate targets" for the Russian army - in effect, threatening to attack Ukraine's partners.

Copenhagen's response to Russia's hysteria is restrained but firm: the exercises will go ahead. General Boesen has personally visited Ukraine twice, and representatives of the Danish Navy, Air Force, medical service and defence academy are due to arrive here soon.

Denmark, by the way, is not a random player. It is a country with one of the most technologically advanced military commands in Europe. In 2023, Copenhagen established the Centre for Advanced Defence Technology, where everything from artificial intelligence to maritime drones is analysed.

But despite this, Denmark still does not have combat experience on the same scale as Ukraine. And most importantly, the Danish army is not just preparing to study - it wants to integrate Ukrainian experience into its own military doctrine before France or Germany does. Because it is not a matter of prestige, but of survival on a new battlefield in modern warfare
Next. After 2022, Ukraine has become what Israel was in the 1970s - a field laboratory for the future war (the only difference is the aggressive Abyssinians). But, unlike Israel, it does not hide data, but is ready to share it

Denmark was the first to decide that it was better to send officers to Ukraine for a month than to spend millions on simulators in Copenhagen that do not take into account Russian REBs or the behaviour of FPV drones in a chaotic environment.

Denmark is already preparing its army structures for "post-NATO" conflicts, rather than engaging in discussions, because it believes that practical knowledge, or rather knowledge from those who know how, is a great investment, if not in post-NATO security, then in its own security.

Moscow's reaction (hysteria) is illustrative. The Russian Embassy states that "military facilities in the depths of Ukraine are a legitimate target". This is an admission that the very fact that NATO soldiers are training in Ukraine is a strategic loss for the Kremlin. If Ukraine becomes a NATO military hub rather than a training ground, then any future plans for Moscow's "zone of influence" can be thrown out.

The training of Danes in Ukraine is in fact a blurring of the old boundary between "war here" and "war there", because when soldiers from Europe are trained in Ukraine, the war becomes European not by geography but by experience.

We have done the impossible. For the first time, Ukraine has shown that without nuclear weapons, without a full-fledged army and without clear guarantees, it is still possible to hold the front against the empire. In 2025, Ukraine is no longer a tabloid cover girl, but an instructor, engineer and strategist.

Morality. And the most important thing is that all Europeans, despite their more modern technology, have a problem that they rarely talk about - they are afraid of the Russians (I will write an article about this one day). Ukrainians are the ones who can both tell and show that Russians can really be killed by the thousands.

In fact, Russians are not afraid of Danes going to Ukraine, but of the destruction of the myth of the "second army of the world" and that it will be done not by theorists, but by practitioners who have already made Katsaps remember the Afghan and Chechen wars with nostalgia. Because the way Russians are being killed in Ukraine, they have never been killed in their entire history

Yes, Ukrainians have paid dearly for their experience in exterminating Russians, but... And the entire military world will learn about this in order to take appropriate measures in case someone in the Kremlin doesn't take their pills on time and starts crying about protecting Russian penguins
